Repaving a Commercial Parking Lot in Orlando Without Closing Your Doors

by Maria Santana · 5 min read

The cost of repaving a commercial parking lot in Orlando comes down to three things: how big the lot is, what shape the base is in, and how much striping it needs. How disruptive the job feels depends almost entirely on how your paving contractor plans it.

Most business owners worry about the second part more than the first. A lot full of equipment can look like a closed sign. With the right phasing, it does not have to.

M&S Asphalt Paving repaves commercial lots across Orlando and the surrounding Orange, Seminole, and Volusia county communities. To talk through your lot, contact our team at (386) 215-7466 for a free site visit.

What drives the cost of a commercial parking lot repave?

Square footage, base condition, and striping set most of the price. A small lot with a solid base and a simple layout costs far less than a large one with failed sections and a complicated stall plan.

Size is the obvious one. More asphalt means more material, more trucks, and more crew time. But base condition often swings the price more than size. If the base is sound, a mill and overlay works: we mill off the worn top layer and replace it with fresh asphalt. If sections have failed, we rebuild that base in six-inch lifts before any new asphalt goes down.

Striping is the third piece. Restriping to your existing layout is straightforward. Redesigning for better traffic flow, adding fire lanes, or bringing accessible spaces and access aisles up to ADA requirements takes more layout time.

Because those factors vary so much, we do not quote commercial work over the phone. We inspect the lot first, then send a quote, usually the same day or the next.

How does a paving contractor phase the work to keep you open?

By splitting the lot into sections and working one area at a time, so customers always have somewhere to park and a clear way in. The rest of the lot stays open while each section is finished.

The plan starts with your entrance. Customers need to see right away that you are open and where to go. From there, we map the sections around your busiest areas, so the spaces closest to the door are done when traffic is lightest.

A nail salon owner we worked with worried that customers would see the work and equipment outside and assume the salon was closed. We explained that our plan would phase the work with that in mind. We kept the entrance clear and easy to understand and kept part of the lot open so the salon would not lose business.

That is the kind of detail that protects revenue, and it is easy to skip if a crew only thinks about the asphalt.

How do you schedule paving around business hours and cure time?

Schedule the most disruptive stages, like milling and paving, for your slowest hours, and plan the curing windows into the timeline from day one. That keeps closed sections short and predictable.

Every business has a different rhythm. A restaurant on Sand Lake Road has its rushes at lunch and dinner. A retail plaza on Colonial Drive may be busiest on weekends. A medical office off Orange Blossom Trail runs on appointment hours. We ask about yours before we set the schedule.

Cure time is the part people forget. New asphalt, and later sealcoat and striping, all need the surface clear and dry for a set window before traffic returns. We coordinate those windows with you so you know exactly when each section reopens.

Orlando weather adds another wrinkle. Summer afternoon storms can roll in fast, and fresh sealcoat or paint that gets rained on before it sets will not bond properly. We watch the forecast and build in some flexibility. If your project touches the driveway apron at the street, Orlando handles that work as an engineering permit, which we factor into the timeline too.

Why does an on-site visit give you a better quote?

Because the biggest cost factors, base condition and drainage, are only visible in person. A phone quote has to guess, and guesses on commercial lots tend to come back as change orders.

On a site visit, we walk the lot, mark failed sections, check where water collects after rain, and look at your current striping and entrance layout. We also ask how your customers use the lot, because that shapes the phasing plan as much as the asphalt does. Bring the questions that matter most to you, like how long each section will be closed and where customers will park on each day of the project.
