Juan Mendoza and Maria Santana run M&S Asphalt Paving out of DeLand, and they have kept it that way on purpose. Juan handles the field work. Maria handles estimates, scheduling, and day-to-day communication. When you call, you are talking to one of them. Not a dispatcher. Not a rep who will pass your message along.

The company has been operating under the M&S name for about eight years, but Juan has 22 years in asphalt behind him. He worked for two established paving companies before starting his own, and served as foreman on one of them, which means he spent years answering for the quality of finished surfaces before ever putting his name on a truck. That background covers residential driveways, commercial parking lots, and DOT road work. The DOT work in particular holds contractors to strict standards for base preparation, compaction, and asphalt thickness. Juan carried those habits straight into how M&S builds a simple home driveway in Volusia County.

How We Work

What makes the way M&S builds different?

There is no proprietary method here. The difference is doing what most crews skip. Two shortcuts show up constantly in this industry, and both are invisible to the homeowner until the surface starts to fail.

The first is laying asphalt straight onto dirt or grass with no base underneath. It looks fine for a season or two. Then the ground shifts, and the cracks start. The second is pouring asphalt thinner than quoted to stretch the material and pad the margin. A bid that says two inches but delivers an inch and a half will not hold up the same way, and the customer has no way to measure it once the job is poured.

We do not do either. Every surface gets a proper compacted base first, and every pour gets the thickness that was quoted. That is why our paving jobs tend to run 10 to 15 years rather than failing in three. Every job also carries a one-year material warranty.

Compacted Road Base Under Every Surface

Crushed concrete or lime rock, packed in lifts. This is what the asphalt sits on. Skip it and the ground moves; nothing you pour on top stays flat.

Full Thickness, Every Time

Two inches for standard driveways, more for heavier traffic. What we quote is what gets compacted. We do not thin the pour to save material.

Repairs Built Like New Work

We cut out the failed section, dig into the base, rebuild it in six-inch lifts, and pave over it. The patch ends up as strong as the surrounding surface.
