Commercial Asphalt Pavingin DeLand and Central Florida
Your lot is not just pavement. It is how customers reach your door and how an HOA's residents get home. M&S Asphalt Paving handles parking lots, HOA roads, and commercial drives across Volusia and Seminole counties, with a crew that has worked commercial and DOT jobs and knows the difference between surface-level and built-right.
What We Cover
What commercial asphalt services does M&S provide?
We handle the full span of commercial pavement work, from the first shovelful of base to the striping that goes on after a fresh sealcoat. Every scope gets sized to the actual condition of your lot and the realistic budget behind it. The goal on every commercial job is the same: the most usable surface life for the least disruption to the people who park on it.
New Parking Lot Construction
Built on a compacted crushed concrete or lime rock base with full-thickness asphalt. No cutting corners on the parts that determine whether the surface lasts 3 years or 15.
Mill and Overlay
The worn surface layer is milled off and replaced with fresh asphalt. Restores a failing lot without the cost and downtime of a full teardown, when the base is still structurally sound.
Sealcoating
Seals the surface against UV, rain, and motor oil. For commercial lots we typically combine this with crack filling and restriping so clients get the most life and the cleanest look for the budget.
Crack Filling and Pothole Repair
We cut out failed sections, rebuild the base in six-inch lifts, and pave over them so repairs hold as long as the surrounding surface. Not just patched over.
HOA Roads and Private Drives
Subdivision roads and private community drives that need to stay open. We phase the work and communicate timelines to HOA managers so residents are not caught off guard.
Striping and ADA Layout
Stalls, fire lanes, directional arrows, and accessible spaces. We restripe to your existing layout or adjust it if traffic flow has been a problem. Included as part of any sealcoat job.
Minimizing Disruption
How do you keep a business open during paving?
We plan commercial work in phases and around your schedule. A parking lot is not a field that can be fenced off for a week. It is how customers reach your door and how residents get home. Shutting the whole thing down is rarely an option, and we do not assume it is.
We section the work and handle one area at a time, timing the disruptive phases for your slower hours wherever possible. Sealcoating and striping need the surface clear and dry for a set curing window, so we coordinate that with you rather than leaving your tenants or customers to figure it out the morning it happens.
For most commercial clients, the smart move turns out to be a maintenance package of crack fill, seal, and restripe. It goes in fast, buys years, and keeps the lot out of service for a fraction of the time a full resurface would. We will lay out both options honestly and let the condition of your lot make the decision.
Walk the Lot First
We assess the surface, note the problem areas, and match the scope to what the lot actually needs, not what bills the most.
Phase the Work
Section by section so part of the lot stays open. We work around your traffic patterns, not around ours.
Communicate Closures in Advance
You know which areas close and for how long before we start. You post signage. Your customers are not surprised.
Restripe Before We Leave
Fresh paint on stalls, fire lanes, and accessible spaces so the lot is fully functional the day it reopens.
Making the Right Call
When should a parking lot be resurfaced versus sealed?
This is the question that saves commercial clients the most money, and it is where a lot of contractors push the bigger job because it bills more. We do not. If your lot has good structure but is graying, cracking, and looking tired, the right move is usually crack filling, a fresh sealcoat, and new striping. That restores the appearance and the protection for a fraction of new asphalt, and it is exactly what we recommend to most lot owners weighing a full resurface they do not yet need.
When a lot has failed more deeply, with widespread alligator cracking and base problems underneath, then mill and overlay or full resurfacing is the honest answer. Sealing a failed surface just delays the real fix and wastes the money you spent on it. We will walk the lot with you, show you what we see, and match the work to the actual condition. Signs Your Lot Needs
Sealcoating and Crack Repair
Surface is structurally sound but showing its age. This package protects what you have, restores the look, and adds years without the cost or downtime of new asphalt.
- Surface has gone gray or faded
- Hairline or linear cracking only
- Lot drains properly after rain
- No large sections heaving or sinking
- Striping is faded but stalls are intact
Signs Your Lot Needs
Mill and Overlay or Resurfacing
Base or structure has failed. Sealing over these conditions wastes money. The surface needs to come up and the root problem needs to be fixed first.
- Widespread alligator cracking
- Potholes forming across multiple areas
- Water pooling after rain (drainage failure)
- Sections heaving, sinking, or separating
- Prior sealcoats peeling or flaking off
Striping and ADA Compliance
Why does striping and ADA layout matter for a commercial lot?
Fresh striping is often the cheapest improvement with the biggest visible payoff. Faded parking lines, unclear fire lanes, and worn accessible spaces create confusion and liability for the property owner. When we sealcoat a lot, restriping is part of the package: stalls, directional arrows, fire lanes, and accessible spaces laid out clearly and correctly.
Getting the accessible spaces and access aisles right is not just about appearance. It is about meeting the requirements that apply to commercial parking. A freshly sealed lot with correct, crisp striping tells customers and tenants the property is well managed. We can restripe to your existing layout or work through the traffic flow with you if the current setup has never worked well.
Parking Stalls
Laid out to your existing dimensions or redesigned for better flow if the current layout is a problem.
Fire Lanes
Marked clearly so there is no ambiguity about access. Required for most commercial properties.
ADA Accessible Spaces
Correct dimensions and access aisles per ADA requirements. We mark these right the first time.
Directional Arrows
Traffic flow markers that reduce confusion and cut down on the fender-bender risk in busy lots.
Where We Work
Where does M&S Asphalt Paving work?
We are based in DeLand and work across Volusia and Seminole counties and the north Orlando area. Being local matters more than it sounds. We know how the sandy soil around here behaves under a base, how the salt air near the coast speeds up oxidation, and how much afternoon rain a fresh sealcoat has to dodge in summer. When you hire a crew that drives these roads every day, you get someone who can be on site quickly and who is easy to reach afterward under the warranty.

How do you get a commercial asphalt estimate?
Call us, describe the property, and we will come look at it, usually with a quote back the same day or the next. Commercial estimates depend on the size and condition of the surface, so seeing it in person is the only way to give you a real number. We will walk the lot, tell you honestly whether it needs maintenance or major work, and lay out options at different price points so you can plan.
