What types of asphalt damage does M&S repair?

Asphalt damage falls into a few categories, and the right fix depends on which one you have. We look at the surface, tell you honestly what the damage is and what caused it, and match the repair to the actual condition, not the most expensive option on the list.

Pothole Repair

Potholes are not just surface problems. By the time a pothole opens, the base underneath has already failed. We saw-cut to clean edges, dig out the loose material, compact the base in six-inch lifts, and pave over it. A pour-and-roll patch on top of a failed base lasts a few months at best.

Alligator Crack Repair

The interconnected cracking pattern that spreads across a section means the base has shifted. Sealing over it does nothing. The failed section gets cut out, the base rebuilt, and new asphalt compacted in. The repair area ends up as structurally sound as a new install.

Crack Filling

Linear cracks and edge cracks that have not spread into alligator pattern are good candidates for filling. We clean out vegetation and loose material first, apply the correct filler material for the crack width, and seal it so water cannot get back in.

Sunken and Heaving Sections

A driveway or lot section that has sunk or pushed up is a drainage or base problem, not just a surface one. We address what is happening underneath before repaving so the same failure does not repeat in the same spot.

Edge Deterioration

Driveway edges without curbing break down faster than the field of the surface. Traffic crossing over the edge, water undercutting the base, and mowing equipment all wear edge asphalt down. We cut back to a clean stable edge and rebuild it properly.

Commercial Lot Damage

High-traffic entry points, loading zones, and dumpster pads take more punishment than the rest of a lot and fail first. We repair those sections to commercial spec so the repaired area holds under the same load that took out the original.

The Process

How does M&S approach an asphalt repair from start to finish?

Every repair runs through the same sequence, whether it is a single pothole in a residential driveway or a failed section in a commercial parking lot. The steps do not change because the underlying cause of asphalt failure does not change. Shortcuts in any step show up as a repeat visit.

Assess the Damage

We look at what failed, how far it extends, and what caused it. Pothole, alligator section, edge failure, or drainage issue. The repair scope matches the actual damage, not a guess.

Saw-Cut Clean Edges

Square vertical cuts define the repair boundary. Clean edges are what the new asphalt bonds to. Feathered edges separate and the patch peels up.

Rebuild the Base

Excavate to the failure depth, remove loose material, compact new base in six-inch lifts. The fix that actually matters happens here, underground, before the asphalt goes back down.

Compact and Finish

Hot-mix asphalt compacted flush with the surrounding surface. The finished repair matches the grade and elevation of the pavement it sits in. No humps, no low spots collecting water.

Cracks Before They Spread

When should cracks in asphalt be filled, and when is it too late?

Crack filling buys time. It is not a repair for a surface that has failed, but for a surface that is still structurally sound and showing early cracking, it is the most cost-effective way to stop the problem from getting worse. The mechanism is straightforward: open cracks let water in. Water undermines the base. Once the base moves, alligator cracking spreads and the whole section starts to fail. Filling the crack while it is still thin and clean shuts that door.

The right material for the crack depends on its width and what is causing it. Linear cracks from surface-level aging get a different treatment than working cracks that open and close with temperature cycles. We clean out the crack, remove vegetation from the root, and apply the correct filler rather than just squeezing cold material into a dirty void and moving on.

Crack filling always happens before sealcoating. A sealcoat is a surface layer, not a crack repair. Coating over an unfilled crack means water keeps getting through the surface below the fresh black finish, and the crack keeps growing where you cannot see it.

Hairline and Surface Cracks

Fine cracks from UV aging and normal surface movement. Still tight, no base involvement. Fill before sealing

Linear Cracks Under ¼ Inch

Wider than hairline but still isolated. Water is starting to find a way in. Catch these now. Fill and seal

Working Cracks Over ¼ Inch

The Honest Assessment

When does asphalt need to be replaced rather than repaired?

Repair when the damage is isolated. Replace when the surface has failed across a large area from the base up. The line between the two is usually obvious once we are looking at the pavement, and we will tell you which side of it you are on before any work starts.

Isolated potholes and cracked sections are repair territory. We cut out the failed area, rebuild what is underneath, and patch it properly. The repair holds as long as the surrounding surface.

Widespread alligator cracking, sections that are sinking or heaving, and surfaces where the same spots keep failing after repairs all point to a base that has moved or been compromised across the whole area.
