What does Orlando's soil and climate do to asphalt?
It drains too fast and it bakes. Those are the two things working against pavement here. The uplands most of Orlando sits on are Candler and Astatula sands, described in the USDA soil survey as excessively drained fine sand running eighty inches deep or more. Sand that loose carries almost no load on its own. It moves under wheel traffic, it shifts as moisture cycles through it, and asphalt laid on top with no stabilized base simply follows it down.
That is where alligator cracking comes from. When you see that interconnected web appear two or three seasons after a cheap install, the base has already failed underneath, and sealing over it only hides the problem for a season. Then there is the sun. Orlando's summer UV oxidizes the asphalt binder noticeably faster than a cooler climate does, drying the surface gray and turning it brittle, while June through September storms drive water into every crack that opens up. A proper two inch pour and driveway sealcoating on a two to three year cycle are what put a surface on the ten to fifteen year track instead of the four year one.
