We handle site preparation as part of a complete paving project or as a standalone scope when a property needs the ground work done before another contractor paves. Either way, the standard is the same: the site is cleared, graded, and built up properly before any asphalt goes down.

Land Clearing

Vegetation, brush, stumps, and old surface material cleared from the project area. We clean down to stable ground before any grading or base work starts.

Grading

The ground is shaped with the finished drainage slope in mind from the start. Proper grade is what keeps water running off the surface instead of sitting under it and softening the base.

Road Base Construction

Crushed concrete or lime rock laid and compacted in lifts to create a stable, load-bearing foundation. This step is done and checked before a single ton of asphalt arrives.

Drainage Prep

We plan where water goes before we grade, not after. A surface that pools or drains toward a structure is a problem that cannot be fixed with asphalt alone.

Recycle Milling

Existing asphalt milled out and hauled away for replacement or overlay projects. Gives the new surface a clean, correctly profiled base to bond to.

The Part You Cannot See

Why does the base under asphalt matter more than the asphalt itself?

Asphalt is a flexible surface by design. It needs something firm and compacted underneath to spread out the load of vehicles and keep its shape. Without a real base, the ground shifts with moisture and traffic, and the asphalt has nothing to hold it. That is what causes alligator cracking, those tight interconnected cracks that mean the whole surface is coming apart from underneath.

We build the base with compacted crushed concrete or lime rock, laid in lifts and checked before any paving starts. It is unglamorous work that never shows up in a photo, but it shows up clearly in how long a surface lasts. When someone calls us about a driveway that went bad in two seasons, the story is almost always the same: no base, or a base that was laid but never properly compacted.

Paying for a real base is paying for the years the surface will actually last. We do not skip it, and we do not let a client skip it to hit a lower price point. An asphalt paving job from M&S includes proper base construction as a standard part of the scope, not an upgrade.

Timing It Right

How often should you seal asphalt in Florida?

Plan on sealing every two to three years in Central Florida, sometimes sooner for surfaces in full sun or heavy traffic. Our climate is harder on asphalt than cooler, drier regions. The combination of intense UV and frequent heavy rain speeds up oxidation in a way that makes the standard national guidance too conservative for this area.

A driveway that bakes in the sun all day will gray out faster than one shaded by trees. A busy parking lot wears its seal off sooner than a quiet residential drive. We look at the surface rather than the calendar, because the right answer depends on the specific pavement in front of us.

Sealing too often wastes money, and we will tell you if you are early. Sealing too late means the damage is already done and a coat of sealer cannot undo it. We would rather put you on a sensible schedule than sell you a coat every year you do not need.

How We Build It

How does M&S approach sitework before asphalt paving?

Site preparation is a sequence, and the order matters. Each phase has to be right before the next one starts. Rushing from clearing straight to paving without grading and base work is what most failed driveways have in common. We do not work that way.

Clear the Site

Vegetation, debris, and old material removed down to stable subgrade. Nothing gets graded over or buried under the base.

Grade for Drainage

Ground shaped so the finished surface drains away from structures and toward the street or yard. Drainage slope is set here, not corrected later.

Build the Road Base

Crushed concrete or lime rock laid and compacted in lifts. Checked before paving starts. This is the foundation the asphalt's lifespan depends on.

Lay and Compact Asphalt

Two full inches for residential, more for heavier loads. Compacted with a roller for density. What was quoted is what gets poured.

What does Florida's soil and climate do to asphalt that skips proper sitework?

Central Florida's sandy soil moves more than most property owners expect. When it gets wet, it shifts. When it dries out fast, it contracts. Asphalt poured straight onto native sandy soil with no base has nothing stable to hold its shape through those cycles, and in a region with heavy summer rain and intense heat, those cycles happen constantly.

The combination of sandy subgrade, frequent rain, and UV-heavy sun makes proper site preparation more important here than in cooler, drier climates. That is not a pitch for extra work. It is why we build every surface the same way regardless of project size: grade first, base second, asphalt third. The commercial lots we build across Volusia and Seminole counties follow the same sequence as a single-car residential driveway, because the soil underneath both of them behaves the same way.

Heavy Summer Rain

Afternoon storms push water into any crack or low spot. A properly graded surface with a compacted base sheds that water instead of absorbing it.

Intense UV and Heat

Florida sun ages asphalt binder faster than most climates. Starting with a solid base and proper thickness gives the surface more years before UV damage shows.

Sandy, Shifting Subgrade

Volusia County's sandy soil has poor load-bearing capacity on its own. A compacted lime rock or crushed concrete base bridges that gap and gives the asphalt a stable platform.

Wet and Dry Cycles

Rain followed by rapid drying expands and contracts the soil repeatedly. A proper base isolates the asphalt from that movement so the surface stays flat.

Who This Is For

When do you need sitework before paving?

Any new paving project needs site preparation. A brand-new driveway, a parking lot going in where there was none, a private road through a property, an HOA road being added to a new section of a community. These all start with clearing and grading before a base is built or asphalt goes down.

Replacement projects often need sitework too, depending on what is underneath the old surface. If an existing driveway or lot has failed from the base up, the old asphalt has to come out and the base has to be rebuilt, not just paved over. We assess the existing condition first and tell you honestly whether the ground under it is still sound or whether the base needs to come out and be rebuilt.
